The Title Team has been assisting title companies since 1989. The Title Team is a partnership between HDEP International of Honolulu, Hawaii, and D. Bello Associates of Pasadena, California. HDEP operates and manages offshore facilities in The Philippines and India while D. Bello Associates brings specialized title industry knowledge and experience to facilitate outsourced title production. The partnership highlights the unique skills of each company while providing the maximum benefit to our clients.

The title insurance industry has changed over the past 15 years. There is pressure on title companies to produce a faster product at a lower price without compromising quality. Agents now compete with their underwriters in their own local markets.

Our Staff
The Title Team is focused entirely on the title insurance industry. We are aware that the title insurance industry works in an environment of high risk and constant pressure for timely production. Every decision – hiring, training, employee retention, risk management, production systems, etc. – is based on the unique needs of the title insurance industry.
HDEP’s offshore facilities only employ college-educated staff. Search and examination level work is a senior staff position. All searchers and examiners have a minimum 2 years experience indexing publicly recorded title documents. This ensures that all title search and exam services are performed by experienced staff.
